2. Source property for wealthy investors - There are investors who have the money but dont have the time to source through say, 100 deals in order to invest in 1. You can source properties for them and they pay you by a) Paying you an upfront retainer of say, $500 to begin searching, and b) Another $1,500 if you find them a property they eventually buy. Easy $2k!
This is great for the investor because they dont pay agency fees, which are more expensive as they are charged by percentage. And you get to keep the relationship too. So start positioning yourself as an expert today (obviously do some learning) and start with your friends and family as first clients, then expand into your networks. Use the internet to research properties and set up Alerts for New properties.
7. Negotiate on behalf of investors, to buy properties from (distressed) owners at 20-30% below price. There may be a list of 10 properties they are interested to buy, you call the owners and negotiate a cheaper price, even if it's only a 10% discount on a $200,000 property, that's $20,000 saved.
